First: which program is available for this address?
Florida Housing has statewide first-time homebuyer options, and some counties or cities may offer assistance through local programs. Availability and funding can change. Ask a participating loan officer what is open for the exact property and whether you can use the assistance with the proposed first mortgage.
Do not assume an online list proves that money is still available. A program may have county-specific purchase-price and income limits, education requirements or an approved lender list.
Second: is the assistance a grant or another loan?
Some assistance is a second mortgage. It might defer payments, carry interest or become repayable when you sell, refinance or stop occupying the home. Ask for the written terms and the amount that could be due later. A low upfront cash requirement does not always mean a lower total borrowing cost.
Third, ask whether the program affects the first mortgage rate, fees or required contribution. Compare a scenario with assistance to an eligible scenario without it, using the same home and timeline.
Fourth and fifth: what cash and steps remain?
Ask how much you still need for inspection, appraisal, insurance, closing and reserves. Then ask what documents and homebuyer education must be completed before a contract deadline. Assistance often supplements your funds rather than eliminating every cash need.
In Orlando, Kissimmee, Tampa, Fort Myers or Lehigh Acres, start with the location and your purchase plan. Eligibility is individual and subject to underwriting; no program approval is promised.
