The lender’s ratio is one part of the decision

A DSCR program generally compares eligible property income with a debt payment under that program’s rules. That can help an investor evaluate financing without relying solely on personal wage income. But each lender defines eligible rent, qualifying payment, minimum reserves and property rules differently.

For an Orlando or Kissimmee rental, ask how current leases, an appraiser’s rent schedule or a projected rent will be documented. A strong-looking ratio can change once insurance, taxes and association dues are updated for the property.

Qualifying cash flow is not your actual profit

An investment can meet a lender’s DSCR test and still cost you money. Build your own budget for vacancy, repairs, turnover, management, utilities, taxes, insurance and any HOA charges. Keep a separate reserve for unexpected work.

If the property is a short-term rental candidate, verify local use rules and association restrictions before assuming a particular income strategy is allowed. The financing program may also have its own short-term rental documentation rules.

Read the exit terms

Compare the down payment, rate, fees, reserve requirement and whether a prepayment penalty applies. If you expect to refinance or sell quickly, the exit terms may matter as much as the opening payment. Discuss your expected holding period when comparing proposals.

Use the mortgage payment estimate as one input in your own investment analysis. Financing approval does not promise rental income or investment return.
