Start with the full amount
Estimated cash to close combines the down payment and closing costs, then accounts for deposits already paid, eligible seller credits and other adjustments. The Loan Estimate shows this figure on page two.
Know what makes up closing costs
Costs may include lender and third-party fees, prepaid insurance and taxes, and funds to start an escrow account. Ask which items are estimates and which can change as you approach closing.
Keep room after closing
Moving, repairs and emergencies still matter. A larger down payment is not automatically the best choice if it leaves you short of cash. We can compare scenarios before you make an offer.
Let’s start with these details.
- A comfortable monthly payment
- Funds available for the purchase
- Any deposit or gift funds
- The property address and estimated closing date
