Start with the exact parcel
A Cape Coral canal home and a Fort Myers home can carry different flood exposures, insurance premiums and maintenance needs. Start with the actual address, not a broad statement about the city. Look up the parcel on FEMA’s map, ask an insurance professional for an address-specific flood quote, and confirm the lender’s coverage requirements.
Flood maps identify regulatory flood hazard areas; they are not a guarantee that a home outside a mapped high-risk area will stay dry. Standard homeowners coverage generally does not pay for flood damage.
Ask about the full insurance picture
Request a homeowners quote, a flood quote when relevant, and the deductibles for wind or hurricane damage. Check what is included and excluded. A seller’s premium may reflect different coverage, claims history or underwriting than the policy available to you.
For a home with a canal, dock, seawall or pool, also budget separately for inspection and potential maintenance. Those costs are not automatically part of a mortgage payment estimate.
Re-estimate Lee County taxes
Use the Lee County Property Appraiser’s tax estimator for a prospective buyer. The current owner’s homestead exemption and Save Our Homes benefit may make the old bill a poor guide to a new owner’s expense. Enter a realistic estimate into the calculator along with insurance and any HOA dues.
Before making an offer, compare what you need at closing and what will remain afterward. That cushion matters as much as the monthly figure.
