Calculate the ratio
Credit utilization is the balance on a revolving account divided by its credit limit. A $2,000 reported balance on a $10,000 limit is 20%. FICO considers both overall utilization and balances on individual cards as part of its Amounts Owed category, which accounts for roughly 30% of a FICO Score. It is one factor, not a promise of any particular score.
For homebuyers in Orlando, Kissimmee or elsewhere in Florida, a clear picture of every card is more useful than chasing a single magic number. FICO says there is no sudden score cliff at exactly 30%. Lower utilization generally helps, but scoring depends on the full file and the scoring version.
Make a practical plan
Check balances and limits across all cards. If you can afford it while keeping enough cash for closing and emergencies, pay down high balances. Ask your card issuer when it reports to the credit bureaus; the balance on a statement may differ from what a lender sees. Always pay at least the minimum by the due date.
Avoid taking on new debt to make a number look better. A mortgage lender also reviews income, debts and reserves. Speak with your loan officer before making large moves, especially if you have an application in progress.
Keep the whole budget in view
The goal is a sustainable home purchase, not a temporary score trick. Compare potential savings from paying down cards with your down payment, closing costs and post-closing cash. Your actual mortgage pricing and eligibility are determined after a full review.
